Frequently asked questions about rental yield

Generally, a gross yield above 5-6% is considered good, though this varies by location and market. In major Spanish cities, yields between 4-7% are common. Net yield gives a more realistic picture after expenses.

Include community fees, property insurance, IBI (property tax), maintenance and repairs, management fees, vacancy allowance, and any other recurring costs. Do not include mortgage payments, those are handled separately.

Net yield compares net rental income to the total property price. Cash-on-cash return compares net income (after mortgage payments) to your actual cash invested (down payment). Cash-on-cash is more relevant when using leverage.
